If you have a property which has not been appealed in the previous 3 years of the 2012 CVA cycle (2013-2016 taxation), you still have one last “kick at the can” if you appeal before March 31, 2016.

Why might this be worth it? Consider two main reasons related to the phase-in of assessments:

1. The last year of the cycle can provide the best level of savings as the assessments are fully phased in

2. The last year of the cycle is also the base year for the next four years’ phase in cycle, so lowering the base will impact the 2017, 2018 and 2019 taxes

EVI would like to remind our clients that any applications for rebate of taxes for Calendar 2015 under the Municipal Act or City of Toronto Act are due by February 29, 2016. Reminder that most municipalities require it to be in hand on that date, rather than postmarked – although some can accept email/postmarks – contact us for verification.
